# Green Deal Advisor Association (GDAA)

> The Green Deal Advisor Association (GDAA) was the first Green Deal advice organisation for independent Green Deal assessors in the UK, and grew to become the largest. It was incorporated on 2 March 2012 and dissolved on 4 April 2023. gdaa.org.uk is now an archive of the association's history. For Energy Performance Certificates (EPCs), it refers visitors to homesurvey.eu.

## About the Green Deal

- The Green Deal was a UK government scheme in England, Wales and Scotland that let householders pay for energy-saving improvements through their electricity bill, with no upfront cost.
- It opened to households in January 2013.
- An accredited Green Deal assessor visited the home and produced a Green Deal Advice Report, which combined an Energy Performance Certificate (EPC) with an assessment of how the household used energy.
- Finance came from a Green Deal Provider and was attached to the property's electricity meter, not the person, so it passed to the next bill payer if the home was sold.
- The "Golden Rule": the expected savings on energy bills should be at least as much as the repayments.
- In July 2015 the government stopped funding the Green Deal Finance Company, which brought the original scheme to a close for most households.
- Existing Green Deal plans still have to be disclosed when a property is sold, and they appear on the property's EPC.

## About EPCs

- An Energy Performance Certificate rates a home from A (most efficient) to G (least efficient) and lists recommended improvements.
- An EPC is valid for 10 years.
- You need one before marketing a home for sale and before new tenants move in.
- In England and Wales, private rented homes generally need a rating of E or above to be let, unless a valid exemption is registered.
- EPC bands: A 92+, B 81–91, C 69–80, D 55–68, E 39–54, F 21–38, G 1–20.
